Born into the appraisal business, Ryan Bays was around the industry from his very first breath. His father owned the finest real estate appraisal business in Southern Illinois and had Ryan working with him on jobs as soon as he could hold the other end of the measuring tape.

Holding various positions within his dad’s company as he grew up, Ryan took some time off to sell real estate while at the University of Alabama, but eventually made his way back into the business after college. In 2005, Ryan began his formal training to become a real estate appraiser. After receiving his certification, he and his family moved to Owensboro, Kentucky in 2008 and began a new chapter in their lives. Ryan officially started Riverfront Appraisals in the summer of that year.

Beginning at the very bottom of the real estate market, and during an economic collapse, the business still found success. To this day, Ryan will tell you it was a gracious gift from God.



Ryan is the blessed husband of Tiffany Bays, and together they have six beautiful daughters.  As a family, they enjoy traveling and playing music, as well as serving at their church, Pleasant Valley Community Church.  Growing up in the appraisal business, Ryan knows what it takes to be successful in this industry:  hard work, integrity, and attention to detail.  He formed Riverfront Appraisals in 2008 and received his SRA designation (the highest designation given to residential appraisers) in 2014, followed by his AI-RRS designation in 2015.



Ben Cecil joined the Riverfront Appraisals team in 2015 as a part-time assistant/photographer and now serves as a Licensed Associate Appraiser. Ben is a Lieutenant for the Owensboro Fire Department, and works for us on his days off. He has also performed stand up comedy professionally since 2011. Ben is married to Mandy, and has two children, Lily and Jonah.



Jessica Roberts joined the Riverfront Appraisals team in 2016. She currently oversees the day-to-day operation of our office, and is responsible for making sure the appraisal process runs smoothly behind the scenes, from order retrieval to delivery. Prior to coming to the appraisal industry, Jessica studied and worked in the medical field.  Jessica is from Owensboro, but now lives in Lewisport with her husband, Jason. She enjoys spending time with her family, traveling and UK basketball.



Gerren is an Owensboro native, and has been with Riverfront Appraisals since 2016. He holds a Bachelors degree from the University of Kentucky in Fine Art with an emphasis in drawing and sculpture. Prior to joining the Riverfront Appraisals team, Gerren lived and worked in Lexington, Kentucky in the graphic design and promotions industry, specializing in research and data analysis.  He also led a Fine Arts Collective, networking with Lexington artists and sharing the Gospel through his creative work. He is currently an Associate Appraiser in training with Ryan to become a Certified Residential Appraiser. Gerren is thankful to be a part of the team, and is working alongside Ryan to perform all parts of the appraisal process. In his free time, Gerren loves spending time with his wife Kristi and son Ronen, and greatly enjoys making art, hiking, cycling, fishing, and gardening with his family.



Kassandra Chappel has been with Riverfront Appraisals since 2016, and serves as our Client Care Manager.  She is in charge of setting up new orders, researching, and updating our clients throughout the entire process from order receipt through invoicing.  Kassandra moved to Owensboro as a teenager, and married her high school sweetheart.  She and her husband have three lovely daughters, and in her spare time, she enjoys spending time with her family and church.



Eliza Hyland joined the Riverfront Appraisals team in 2016. She plays a very important role serving as our research assistant, gathering deeds and other information on every property we appraise in Daviess County.  She is a student at Owensboro Catholic High School, and plays varsity and club soccer, as well as futsal, an indoor version of soccer. She is the youngest of 3 children, and with her family they love to travel and are very active in their church.
